Oh, just a quick note about the costs of the bay window / dormer: For the large standard dormer that our prefab house builder offered, we would have had about €16,000 in additional costs for the house. And that wasn't even as large as yours. Prices from 2012, prefab house provider. But it won't be less than €15,000 in additional costs for you either.

We also wanted a dormer, but in the end, we decided against it because of the costs. For that money, you can make the house a bit longer / wider.

I believe you. From my subjective point of view, it is not a recommendation to adopt a design almost 1:1 which is obviously (here the users) not really practical for everyday use. That’s why I made my comment on this topic above; as you have surely noticed, I mostly hold back on floor plan questions - as they are very individual.


That is also understandable to me. However, if the in-house architect shows little creative spirit, the additional costs for an external design architect are often well invested. The contract for building the single-family house can still be awarded differently.


That is certainly not the worst idea.

Well, then everything is clear. You are building with a developer and not with an architect. Even if the boss is an architect, he will hardly invest his work productivity in individual plans, but rather in company management. He is basically the stamp uncle. Since you want this plot, which is tied to the developer, you are at his mercy with the planning if you don’t additionally go to an independent architect and have a plan made that the developer can build. By the way: every general contractor takes over the regulation of the construction (usually just without plot linkage).

Basically not the worst situation if you yourself realize that tinkering around does not bring the optimum and then disregard the design and start anew. However, this is very difficult for a layman. You are indeed giving it serious thought! – only instead of explaining how this and that mistake came about, you should be able to fix the mistake and not build new ones on top of the mistake.

Hi,
the plot is not tied to the developer. It is being purchased from the city. Who does the execution is entirely up to us.

The ironic thing about it is that my design was based on a model by the architect, as this (from our perspective) fits well on the plot.
Up above it says "A cookie-cutter house was forced onto the plot" – there is some truth to that! – although I have still attached extensions )

At the moment, not much has been finalized. The first draft is lagging behind, the second (third, fourth) has to come. In the meantime, I have already started drawing new designs again and had to slap my fingers to stop... in the end, the floor plan looked too similar to the first draft again, the "mistakes" were the same:

Situation 1: Since I want the arrangement of the kitchen (view toward the street and garage entrance) and the living room (to the garden facing south) just like that, there is no other space for the other rooms (guest, you/worker, utility room)... consequently, these move to the eastern part of the floor plan... and suddenly I have the dark corridor of death again (which becomes even darker because we have a staircase with a clad underside with risers).

Situation 2: With 10*10 (or if you like 10*12...) I naturally just can't fit all the rooms on the ground floor without at least one becoming so tiny that it’s probably just a "closet"... so the extension came about... somewhere the wardrobe has to go too...

...well, I should pass these thoughts on to someone who knows about the subject. Problem recognized!

In this case, you don’t have a developer but a general contractor. A developer always offers the plot and house as a package.
