Since we are aiming for a similar financing, may I ask who Bank 1 is? The conditions are really good. Under 1.2% we have not had it before with similar values.

Unfortunately, that’s wishful thinking, because after the 10-year fixed interest period ends, the KfW loan is not fully repaid; of the €120,000, there is still a remaining debt of over €80,000, which of course still needs to be financed...

Of course, you can make special repayments, but this is not to be assumed (the original poster didn’t mention anything), and €80,000 is no small amount...

We inquired through Dr. Klein. However, this is not final yet, it may still change depending on wishes (provision period, repayment options...).

What happens then with the remaining sum? Does it have to be taken over by a "normal" bank or can it be extended with the KfW?

Special repayments are already planned, but I currently find it hard to estimate how much is possible

What fixed interest period did you have?
I'm currently considering it, because with a 20-year term and 2% amortization, quite a substantial amount remains. Maybe better to go straight to 25 or 30 years.

The remaining amount can be refinanced/restructured without problems at any bank. KfW itself does not offer follow-up financing.
As far as I know, since 2018 you can no longer make special prepayments with KfW without a prepayment penalty.


Calculate how high the interest rate can rise after 20 years for it to still be worthwhile. Because the longer fixed interest period naturally costs the bank more, and you effectively repay less in the same period with the same rate.
