Do you already have an offer for the garage? I am currently also planning a garage of 6 × 9 m, so a similar size to yours, and concrete prefab garages with foundation already cost at least 35,000, masonry ones probably closer to 50,000.

Our general contractor gave a flat rate for house + garage. (374 k€)
Unfortunately, I cannot calculate exactly what portion of that is for the garage. The 30k€ was therefore only an estimate by me to better compare the pure house price.

District heating conditions:
- is actually near heat, as the combined heat and power plant is located 1 km further away
- one-time connection costs: €10k
- base price for maintenance / repair: €650 pa
- work price: 8 ct / kWh

Will probably end up at around €1,200-1,300 pa for domestic hot water + heating. (KFW 55, 160sqm)

I tried to compare the whole thing to a photovoltaic + heat pump combination. Assuming a service life of the heat pump of 20 years, according to my rough calculation, it was fairly cost-neutral over the longer term. (Estimated replacement value of the heat pump of €20k, therefore €1k per year reserves considered for the photovoltaic + heat pump combo)

With the near heat network, you are basically at the mercy of the operator, and you can also have bad luck if someone has miscalculated.

I would have thought that over again. A new WP doesn’t cost 20k€. And with district heating, you are completely at the mercy of the provider. You are more expensive and dependent.

Correct, but with mandatory use there isn't much to consider

A small advantage of district heating would be the lower space requirement within the house itself, no issues with setback distances to the neighbor, and the heat supply is guaranteed 365 days a year.
Additionally, no maintenance is required.

However, depending on the development of electricity prices and the operating costs of district heating, district heating is probably somewhat more expensive.
