I admittedly did not understand the matter and also did not know that hobby rooms and saunas can be built on the boundary. And why this boundary construction is then only allowed for one neighbor and not both?

Under no circumstances sign. You can't prevent the construction by not signing anyway, you only lose your right to carry out a boundary development in that area yourself if you sign. It was totally wrong tactically for the neighbor to call it a hobby room and sauna. Then they wouldn't have needed the transfer of the distance area.

Hobby rooms and saunas are precisely not allowed on the boundary. The neighbor has already recognized this. However, since the garage is connected to the hobby room and the sauna, the neighbor requires the transfer of the setback area. As a result, his setback area shifts onto the property of the original poster. Building may then not be allowed on the neighbor's setback area.

Unfortunately, we are actually missing here, who could tell us if it might be possible to mutually transfer the setback area.

Above all, it would have meant for all non-garage or shed buildings that 6 m to the boundary would have to be maintained instead of 3 m.

Phew, luckily we didn’t sign!

Is there anything else to keep in mind? I mean, not that they actually build it the way it "wasn’t allowed" and because we don’t complain, it will be considered as given?
Something similar applies for example to trees/bushes, if they are too close and then grow over 2m, you have to object, otherwise after a few years it’s practically approved by not reporting it. (I hope you know what I mean... :D)
