However, if he’s apparently already known to the authorities, then he’s a troublemaker: but they don’t automatically get their way, rather the opposite.



Not in cases like these. Don’t make yourself vulnerable. Invite him to the topping out ceremony, be friendly over the garden fence. Once you’ve moved in and he’s still whining, then I would give him a proper dressing down, ask what his actual problem is.

I recently read about a case where a neighbor filed an objection within the deadline. The builder started the (extension) despite the objection. The whole thing went to court. It turned out that the building permit was unlawfully granted. The extension had to be demolished; the accomplished facts did not help.

I am not familiar with the matter and do not know what the objection actually entails (suspensive effect?). However, I advise you to rely on your lawyer and not on advice from the internet. You don’t want to be the ones left empty-handed in the end.

That is correct. Your own lawyer is the best person to assess the situation. If the objection had suspensive effect, the office would have to issue a preliminary injunction stating that the building permit should be put on hold. Then construction may not begin. According to what we know, this does not seem to be the case. By the way, in many federal states, the neighbor does not automatically receive the plans or approval of the new builder from the building authority, especially not if the [B Plan] is followed.
