Sales catalogs and brochures sell or offer what is currently popular. However, they are not specialized catalogs. They cater to what can predominantly be built at the moment.

If you still have an old development plan, then a nice older residential area belongs to it as well. I don't understand the problem. You can also create living space under the roof. With a 50-degree roof pitch, you can fit a lot under the roof. Even in a slender house variant with brick cladding, it will look very good.

Yes, that was originally the plan, but after the first visit from the architect, we were very clearly brought back to reality. The picture of the house position drawn by Escroda also exactly matched our ideas. 9x11 or 9x12m would have easily sufficed for our needs. However, the architect said that a maximum of 8.5x10.5 would fit and it would definitely be cramped and not feasible with our ideas for the guest room & utility room. We might meet with another architect again, apparently more fits there than described.

I would take a look at the major house manufacturers who build more individually. For example, Weberhaus or Schwörerhaus. I would also look at semi-detached houses and search the WWW for renovations of settlement houses. Although Escroda did come to a good size.

The site plan appears to be a current surveyor’s plan, which should allow for quite precise measurement taking. You have to look more closely at the width, but if you assume 8.5m, at least 12m depth is possible. The limitation on the building depth is therefore not understandable, especially since there is no rear building boundary. Just contact the plan drafter. They should have the exact coordinates and could draw two dimensioned lines at right angles to the long boundaries on the plan so that the possibilities can be calculated arbitrarily (intercept theorem).

Show me.

That is of course also an option. However, I would only consider that below 7.50m in width. Up to that, I prefer the detached house.

I didn't mean that he should build one, but just to gather ideas for the floor plan. Semi-detached houses are rather narrow.

Hmm... because the plot becomes narrower? Is that why the limit is about 10.5 or 12 meters? One could still, in an emergency, build an offset on the garden side, so the ridge side is somewhat staggered, making the house at the garage one or two meters longer.
