That would not solve the problem. If anything, you would have to have the door open outwards. If that is okay for you...?


This should not be taken as a real criticism. But you have to like having the staircase in the living area despite the resulting disadvantages (e.g. sound transmission to the upper floor when the TV is on but the child is supposed to be sleeping, etc....)


Roof windows are not exactly the most cost-effective way to bring light into the rooms. With already two "normal" windows in the children’s and bedroom, I would personally do without these two double casement windows because I think that already enough light comes in that way. During heavy rain the noise is also not to be underestimated. Perhaps it would also be worth considering making the windows floor-to-ceiling if you want more light. It would also be worth considering whether a "walk-in closet" could do without windows.


How high is the knee wall? I could imagine that there might possibly be problems with the bathtub and the bed in the bedroom.

In the basement, only one room has a window? Where is north in the plan? Does the garage have the same wall thickness and insulation as the rest of the ground floor?

If I were to plan so generously, I would make the entrance area more spacious. The entire upper floor is planned extremely generously, but on the ground floor the guest toilet is minimal in size and the entrance will feel like the hallway of a social housing unit, and the staircase has the charm of a stairwell. If a spacious appearance is desired, I would consider combining the staircase and the entrance area into a spacious entrance hall, possibly with a small gallery. The 7 square meter pantry is also extremely large, but loses part of its usefulness due to the passageway.

Are there reasons for the dimensions, the location of the garage and the bay window? A large part of the inefficiency comes from the location of the entrances and the narrow floor plan. Stupid question: Has an architect ever looked at the floor plan?
