Hello everyone,

soon my apartment (currently rented) will be available and will be owner-occupied. For this reason, we would like to optimize the floor plan a bit so that it feels larger. Attached is a picture of the floor plan. The JPG file is the main floor, next to the hallway a small staircase leads to the attic. We are basically only concerned with the main floor.

Do you have any tips on which walls we can remove to have more space? A child is on the way, so the children’s room + parent’s room will be necessary.

Furthermore, I have the following sqm figures from the declaration of division:

Wohnen/Essen 23.16 m²
Eltern 10.37 m²
Kind 10.92 m²
Küche 6,21 m²
Bad 4.69 m² (soll nicht beachtet werden / bereits renoviert)
Abstellraum 0,48 m²
Diele 11.26 m²
WC 1,38 m²
Balkon 1,72 m²

Are there perhaps tips on which AI tools I can use to edit such a floor plan? How do you do it?

Thank you very much in advance.

I can't help with AI. But with my own ideas. I usually do something like this in Excel. In my opinion, it can't be much more open. The floor plan is already quite optimized.

Of the walls (which all belong to the common property) I only see the small wardrobe wall in the hallway as removable.

That is not entirely correct, interior walls are not communal property. They can be modified as long as the structural integrity is not compromised.

Now let's do it completely correctly. Load-bearing and bracing interior walls are mandatory common property. All others belong to you.

The floor plan apparently consists almost entirely of walls that are structurally relevant. It is an old floor plan from former times. I do not see any relevant measurements, only a few. Two bedrooms are fixed, the bathroom is renovated. Basically, it is only about an intelligent furnishing solution that can be planned and implemented during the renovation of walls and floors.
I am also wondering how high the knee wall is.
Apparently, the knee wall is up to one meter high, the 2-meter line is drawn. However, it could also be the 2.20 or 2.30 meter line.
Be that as it may: a bathroom is necessary, a separate toilet is necessary. Whether the, in my opinion, generous hallway should be enlarged is not clear to me. The wall serves to zone living and private areas. I would use the upper and lower sides of the hallway wall for built-in wardrobes, either on the private side for the private wardrobe and on the kitchen side for supplies and pantry replacement. It will probably be difficult to install water here, so the washing machine remains either in the kitchen or in the basement. In the kitchen, I would tear out the counter and expand the kitchen on the right side of the floor plan. There, extend the water lines somewhat downwards towards the dormer. This can be achieved by moving the kitchen cabinets forward by 10 cm and deepening the worktop to roughly 70 cm. Possibly also continue the work surface under the dormer. This creates an open dining area.
The short wall stub in the kitchen is of course annoying. If it cannot be removed, which is to be assumed, then put a stylish fridge there. Otherwise, I see tall cabinets on the right wall of the floor plan, where the kitchen row is drawn. Basically, a kitchen plan by a professional is needed to optimally use the existing lines.
If the kitchen plan is implemented as I suggested, no further cabinets for pantry replacement are needed. Then integrate a nice wardrobe on both sides there.
