Massive house with basement. Is our budget enough?

We have a maximum wall height of 6.5 and a ridge height of 9.5. Two full floors plus a roof are allowed to be built. I think we should be able to manage that well.

We have an eaves height of 4.2m, so on the upper floor at the lowest point inside we therefore have 1.20m, and with a 35-degree roof, the attic only has 80-90cm. So it should look better for you!

I have a question about this:
We have purchased the following contract with a solid house manufacturer (system shell construction) for TEUR 360 excluding ancillary construction costs (approx. 35,000):
Plot FFM edge of the field location already available,
basement, ground floor, first floor, attic + walkable attic, underfloor heating, gas condensing boiler, ST, about 200 sqm living space, three separately inhabitable floors, reinforced concrete staircase, floor and tile coverings in the apartments, sanitary fittings, basic electrical work;
Isn't that too expensive?

If I only consider the living space and assume a medium standard, the price for a conventionally constructed multi-family house is okay. Whether your supplier's price fits, I cannot answer because I do not know their system and specifications.

You do know that your ancillary construction cost does not include painter work, floor coverings, or exterior facilities? You have already had experience with foundation additional costs.

these are prefabricated expanded clay wall elements, the floor covering work is included.
Even if the price generally seems acceptable, I find it very unfair not to inform the client about the real additional construction costs. As a layperson, you cannot know that, for example, the complete earthworks amount to an additional five-figure sum. If I had suspected that beforehand, I probably would have foregone the basement. But precisely this will be the reason why sellers hide the true additional construction costs. The client then has to figure out how to finance it, and in my case, that is extremely difficult. There should be a law that holds such sellers accountable.

even though I can very well understand your anger, the fault does not lie solely with the salesperson.


There are quite a few saleswomen who work in such a way that the potential builder signs the contract; that is true. But it is also true that every potential builder has the opportunity to inform themselves in advance extensively; often even for free, as this and other forums prove. What is always interesting in this context is that – when a car purchase is imminent – every buyer can virtually see every single screw personally. But where a lot of money is involved, most potential builders are as naive as can be and are only too happy to believe the promises of their counterpart.

Already the wording "on level ground (or comparable)" in your BB should have been able to alert you. However, I agree with you that the seller should have informed you about any possible additional foundation costs. After all, it does him no good if your financing fails, because then he usually has to pay back his commission and his "work" would be for nothing.

A law – however formulated – would probably not help you anyway, because house sellers sell houses and not civil engineering services.
