I am more interested in experience reports about the companies. Which one had more problems, which one should be rather avoided, etc. It would be nice if we as laypeople would not make mistakes and could rely on experiences here. So if you have something concrete to report from first-hand experience, please share it here.

I can still offer EcoSystemHaus in Neumünster. We had bad luck with the construction manager, who just came from Heinz von Heiden. Mostly had local craftsmen. Not everything was perfect, a few points really annoyed me. But significantly cheaper than Kage. And the house stands and works. However, my next house I would try with TeamMassivHaus. Cheaper than all and the others can't be that much better, right? :D But I think everything already exists here in the forum for SH.

We also built with Kagebau. In my opinion, they are quite a coin flip. It can be either top or flop. I found the work on the shell construction still very good, but after that, the problems with the subcontractors started. That said, the problems during the construction phase were not the worst. But that is a very personal feeling. My wife was regularly on edge...
During the construction, I was still positive about the company, but especially towards the end and after moving in, that changed.

We also know several families who were completely satisfied with them. But there were hardly any defects there. Nothing came up afterward either.

Every euro is debated wherever possible.
I could list various examples, but here are two that were really significant because it was simply a major hassle.
I know the house is built by hand. I also know there are tolerances etc. If a wall is not 100% straight – I don’t care. But if something is installed after handover and various walls and floors are damaged in the process, then you can’t just dig in your heels, you have to stand up straight sometimes. It’s already a joke that the employee said nothing.
The best thing is that the last payment was not released by the notary yet and presumably the repair was only paid because of that.

A few months after moving in, we complained about exactly ONE thing – a broken door handle on the patio door. Telling the whole story would go beyond the scope here.
In short, the first argument: We supposedly did not operate the handle correctly – it’s our fault. Counterargument: The other doors work without problems + neighbors also had loose handles.
These are the exterior handles. Essentially a 5x5 cm plastic plate... No idea how you can even misuse that, but they simply accused us of stupidity.
Another argument after that was that there is no warranty on moving components. The thing only moved because I handled it regularly, but whatever.
When that argument did not work, I was told I had not signed a MAINTENANCE CONTRACT!!!!! I didn’t know whether to laugh or cry over this concentrated stupidity. I would have preferred to drive there personally... What am I supposed to maintain on that thing? And why after 3 months?

Well, after weeks of back and forth with the office, the managing director responded personally.



In other words – if any defects occur again during the respective period, the only option left is to take legal action. Even if a pane breaks overnight. Curious.

And similar events happened with our neighbors. One discussion after another. Often it was simply paid because nobody felt like dealing with the stress.

I suspect we are just “bad” customers. If you build a multi-family house with them, you will probably be treated well. You might even build another one or your own single-family house. We usually build one house in our lives, and you want to get every euro’s worth.

Unfortunately, I can no longer recommend this company.

We built a solid house with Nissen and were very satisfied overall. Down-to-earth and honest definitely describes them. We felt very well taken care of during the construction phase; all agreements were kept. Of course, small things went wrong at times, but everything was resolved to our satisfaction. After moving in, we had a defective roller shutter. Even though we connected the roller shutter wiring ourselves, the defect was repaired without any hassle. We were certainly not at fault for the defect, but other companies might have tried to make excuses in such a case. We did KNX in our house ourselves (wired in the meter cabinet) and the coordination with Nissen’s electrician went very well.

The cost estimates for the outdoor facilities were too low; I would have wished for better advice there. And the planned budget for the clinker brick was too low; you have to expect significant surcharges.
