Looking for developers in SH - experiences

I am more interested in experience reports about the companies. With which ones were there more problems, which ones should be rather avoided, etc. It would be nice if we as laymen don’t make mistakes and could rely on experiences here. So if you have something concrete to report from firsthand experience, please share it here.

I myself do not build in SH at all, but I have a fairly good overview of what is discussed here in the forum. You yourself mentioned Virtus, Stoll, and Hansen; furthermore, Nissen, Kagebau, Team massiv, and Eco have now also been mentioned here. If you enter these names into the forum search, you will find several of them already discussed, among other places in the section "Experiences with Construction Company XYZ," and others less or not at all. I recall Kagebau and Team massiv being mentioned regularly here. However, the experience reports mostly come from users who are currently not (or no longer) regularly present in the forum. Search for these threads via the forum search and subscribe to new posts there. Until someone is prompted by your thread to drop by and add their two cents: that can take a while before you get a statistically relevant picture. Look at these company experience threads – it’s not uncommon for the third and fourth contributors of experiences to show up only when the original poster has long finished. You see it yourself here: we are only at about a dozen posts, and you have already heard more about other companies than about the three you initially asked about. But you can enter each of them into the search here and then get a picture faster than just waiting here in your own thread.

Kagebau, Nissen, and Eco have now been removed from our list. Their prices are too high for us. Team Massivhaus is also out for us. We either get no feedback at all from them or it simply takes too long. A pity. We did not get a good impression from Hansen. Stoll was too opaque for us. They did not want to show us the individual items to see how the price was composed. Only Virtus remains. So far, we have had a good impression from them. I am still skeptical about the construction execution time. I have often read that it can sometimes take very long.

We now want to look at smaller companies in S-H. We have our eye on MC Bau and AB Bau. Unfortunately, there are no experience reports available for the two.

What did you expect? - even a best-selling car like a VW Golf costs significantly more if you order it in individual parts - you can order a stronger engine than the base model, but no one will tell you the price of the car without the base engine. It’s the same with the GU house: the price applies to the package, and not all GUs offer a shell only or a "weather-tight shell" / shell house. The offer is therefore a package and practically not "decomposable" in a commercial sense. This is normal, usual, and not non-transparent in a problematic or suspicious way.

You misunderstood me. By individual items, I meant the additional services besides the basic equipment. Like underfloor heating, solar system, etc. One should already know what these items cost. Especially when you are presented with an outrageous amount. And they did not want to tell us the cost of these additional services with the amount. With everyone else that was not a problem.

we have received positive feedback - from acquaintances in the region and also here in the forum - about Fa. Specht from Fehmarn.
We will now also build with them.
How it will develop, we will see; so far we have a good feeling.
The wavelength fits as well.
