Hello everyone,

I would like to hear your opinions on our current planning. The plot is about 460 sqm, but trapezoidal. Therefore, we are shifting the house to the south boundary of the plot and putting the garage above it. The plot has already been purchased and paid for. There is no development plan, so the following values should be understood as guidelines.

Anforderungen der Bauherren
House without basement, but with a large attic
Two adults, one child
The current plan is very large at about 190 sqm. We are considering reducing somewhat on the south side to end up at about 170-180 sqm.
Office: family use and home office
Open kitchen, wife wants a counter
Wood stove (desired but not yet planned)

What was important to us:
- Hallway not too tight
- Easy to clean (so few branches and as square rooms as possible)
- An open staircase (even if it is not the best solution energetically)
- The office on the ground floor should be able to serve as a bedroom in old age
- Lots of view to the garden on the south side

Who designed the plan: Do-it-Yourself
Price estimate according to architect/planner: 310,000 (without garage, without windows, without shutters, without shutter box, without flooring)
Personal price limit for the house, including equipment: 350,000 + additional construction costs
Preferred heating technology: Air-water heat pump + wood stove

Wenn Ihr verzichten müsst, on which details/extensions can you
do without/cannot do without: Basically doesn’t matter, as long as it is plausible

Warum ist der Entwurf so geworden, wie er jetzt ist?
The basic design comes from the Danwood website (House Park 181W), but there the staircase is in the middle of the living room and kitchen. Since we want an open staircase but a lot of space is lost through the staircase in the middle of the room, we moved the staircase and accordingly replanned the upper floor. Before that, we had considered plans and drawings for a bungalow, but then discarded them again due to the floor area ratio and plot shape.

What is the most important/basic question about the floor plan summarized in 130 characters?
- General opinions wanted
- Do you see potential for improvement in the room layout?
- What do you think about the open design (hallway, stairs, living kitchen)?
- What do you think about the windows on the south side? I’m concerned that with so many windows it will get extremely warm in the house in summer.

Do you also have neutral floor plans (2D), please? Without the plans, the visualizations are not very useful. Thank you. Preferably also with dimensions and house on the plot.

Thanks for your response! I have attached the pictures to the first post. What just occurred to me: Is the garage actually allowed to be built like this or does the east side of the garage have to be completely on the boundary?

No. In Hesse, privileged buildings may be built either on the boundary or with at least 1 meter distance from it.

What is meant by that? Are you worried about drafts? In modern houses, there are no temperature fluctuations, it is equally warm everywhere

Was clear Would the garage be allowed to be built as shown in the attached picture in this post? It doesn't look that nice, it's just for my better understanding.


No, not that, but ultimately the upper floor is also heated when no one is staying there.
