You really don't notice it anymore. We currently live 350 meters from the station. There are no vibrations, and we no longer hear the noises.
Although with new buildings it would probably really become more expensive.
And as Sirhc wrote, car noise is worse because it is irregular.

One thinks one no longer notices it - but subconsciously one still perceives such things.

Otherwise, no one could live near highways or airports.

Noise can make you sick - this can also develop gradually. It can, but doesn't have to.. for me as an old noise allergy sufferer, that would be nothing at all.

We are forced to construct the house in such a way that nothing can be perceived inside anymore. Sleep and rest are therefore not impaired by subconscious disturbances. When grilling or doing garden work, in other words when spending time outside during the day, if a train occasionally rushes by, I don't believe that causes illness.

I agree that noise can fundamentally cause illness. I personally find a constant background noise from the highway much worse, or even aircraft noise. It is unpleasant when you cannot escape it even inside the house, for example because 30 or 40 year old windows are installed that do not absorb the outside noise (or the exterior walls).

One must be aware of the surroundings and build accordingly. We would do that even without the regulations.

What is interesting is which type of tram runs on which type of tracks. Modern trams on modern track beds don't really make any significant noise from the start. They glide along quite quietly. And even old trams can't match the noise that a train creates.

I lived directly next to a railway track for 25 years. My bedroom faced the tracks directly. And from the window, I had a great view of every train. You get used to it really quickly and don’t notice the trains anymore, and back then, many freight trains also passed by. My girlfriends at the time always said they could never sleep there. After 5 days, it was no problem at all. You actually only noticed it when watching TV, because it felt like a train always came during a quiet, tense scene. By the way, there was no soundproofing or anything like that. Double-glazed windows, that was it. But obviously, it’s not really quiet in the area. You just simply stop noticing it. It’s always difficult to say beforehand whether you can live with it or not. I would never have a problem. Still, I don’t know if I would buy or build a house in such a location. Hard. Hard. PS: a highway in the immediate vicinity is actually much louder and more annoying

That certainly varies individually. I can't even tolerate a ticking alarm clock in the bedroom, and I would never want to live on a main street again. I would also listen to my gut feeling and refrain from it at the slightest doubt.
