Living next to a noise barrier (railway)

The bad thing is you get used to the quiet. Here, the city bus passes every 30 minutes and I notice how it annoys me. My wife lived in Berlin Pankow during her studies, which is a flight path for Tegel. Opening the window and sleeping was possible, but sometimes it annoyed me when I visited.

We currently live about 30-50m from a track. 2nd row, but diagonal to the railway, so you can see a piece of track from the balcony. A freight train runs there a few times a day, a supply route for an "industrial operation". Yes, you can hear it. A dull rumble. Nothing vibrates, no rattling in the cupboard. But we got used to it so quickly that it doesn’t bother us. I find it much more unpleasant when car doors slam somewhere at night or someone talks loudly.

Still, we probably wouldn't build on the property you described. I also recommend spending longer periods there at different times to be able to judge the noise level, etc.
