Layout design. What are your opinions / suggestions?

Hello,

we are about to have our planning meeting and I wanted to intensively deal with a floor plan beforehand so that I can then express precise wishes and hopefully it will go quickly :-).

to be built: single-family house with captain’s gable approx. 140 m²
Plot: 750 m²

Here is my first attempt to plan a floor plan and I would like to hear your opinions and critiques to optimize the plot a little in advance. I want to know if it even makes sense to further refine this floor plan or if it is nonsense anyway. The architect and draftsman will get the best out of it later.

My wife really wants the half-turned staircase and a corner bathtub/six-sided bathtub.

I will try to create a sketch tomorrow where you can see the location of the house on the plot.

Write down your wishes for the architect: e.g. your half-turned staircase and the bathtub. Also utility room, where to do the laundry, dressing room or not, 2 children's rooms, etc. Think about what you want. The trained architect will make you a nice design - in your house planner example you can already see that you don't want any special features.

Hello stefannwm,

in principle, I don't think your planned floor plan is bad – especially the walls/doors at a 45° angle in the attic floor I find very chic.

I still have a few comments on it:

- Guest / study room: I find it too large at over 14 sqm, in relation to the house. If I were you, I would push the wall to the living room a bit into the guest room in order to allocate the gained space to the living room.

- Kitchen: It seems very "tubular" to me. At 2.48m width, you have barely about 1.28m left between the two kitchen rows. Cooking together will already be difficult. How is the separation to the living/dining area supposed to look – for a wall the line seems too thin to me. Would it possibly be an idea to design the kitchen open and provide the cabinets toward the living/dining area only as base cabinets and thus as a "work island"?

- Bathroom in the attic: In my opinion, it will not work as is. The toilet is in a very prominent position directly opposite the door. The toilet also stands with the right edge immediately at the knee wall with just over 1m height. It is not possible to sit straight on the toilet there. Also, the shower would, personally, be too small for the bathroom size. Would it possibly be an idea to rotate the shower by 90° and build it along the entire wall to room 2 (with a side, doorless access at the corner to the corridor)? The double washbasin could then be attached to the shower wall facing the bathroom. However, the window would also have to be moved for this. But you would then have optimal lighting at the washbasin – on the ground floor, the door from the utility room to the garden could directly lie beneath it to achieve a symmetrical arrangement.

What I notice in addition to the already made comments:

Does the bathroom have a door? :-)
Presumably where the 45-degree corners are.

I find the master bedroom very unfavorable. When you open the door, you almost bump into the bed. The person who sleeps on the outer wall must not gain weight so that there is still enough space to get to the head end. That might be acceptable in a cramped living situation, but considering that the rest of the bedroom is rather spacious, that would be a no-go for me. And then you have a dark annex where something should go? A dresser? And what else? In my opinion, wasted space.
But the whole thing is certainly due to the hallway and stair situation. At least upstairs, I find the staircase located in a very unfavorable position. Does it really have to be a half-turn staircase?

Is the utility room sufficient for you? It looks like you don’t have a basement. So where should the things go that would normally be stored in the basement? Bicycles, possibly prams, etc....

Overall, the whole thing is not really assessable since we neither know the property (site plan) nor the orientation of the house (cardinal directions).

Just very briefly: - I'm missing a few windows - there will be a lack of storage space in the kitchen - all the corners on the upper floor are driving me crazy, why also the toilet?! - do you now have such a bathtub? I had that once, I don't want to have it again. All the stuff that ends up in the corner, you can't get to it anymore without being in the tub, because you bump your head on the ceiling ...

Thank you very much for the frank words.

A small statement on the points addressed:

- Of course, there is a door in the bathroom, I probably forgot, exactly in the slanted wall.
- The kitchen is taken over from our current kitchen, although I just noticed that 20 cm are missing, then there would be a passage of about 1.50 m as we currently have.
- It is planned to install a counter at the kitchen base cabinets facing the living room, possibly another base cabinet will be added, but I will have to see if it still fits with the passage.
- We will also reduce the size of the guest room a bit, I noticed that this morning as well.
- I also do not find the bedroom optimal yet, but no better solution has come to my mind so far.
- The bathroom is really not mature yet, but I have to admit I don’t know what is possible.
- I already had the idea of the shower on the wall to room 2, I would also like that.
- The combination of bathtub and toilet currently results from the fact that we still want to accommodate 2 tall cabinets in the bathroom that are about 1.95 m high and 0.40 m wide; I will take another look at a combination with a normally installed bathtub.

I will try to make a sketch of the house on the plot later so that you have a better idea.
