Land Registry Entry of the Property - High Additional Purchase Costs

I bought a plot of land and except for the broker and property tax, which is clear, the statements everywhere were between 1.5 and 2% for notary and land registry office costs, etc...

After receiving a bill of 895 euros today for land registry entry or something like that, I am already at 3.2% of the purchase price with these notary/land registry office additional costs.

I don't understand why this was only accounted for as 2% in the bank's financing plan and the real costs are much higher!?

There will certainly be quite a bit that you don't really account for... Measuring in here, squaring off there... might be unsettling at first, but in the end it won't be that extreme after all.

So surveying is ancillary construction costs, I am exclusively talking about the purchase incidental costs - what else should there be?

real estate transfer tax.... depends on the state, at least about 5%, usually around 6.5%

A few states also at 3%

No, between 2 and 2.5% for notary and court costs.
