I am glad that finally someone just scribbles down their concept sketch instead of doing it in flashy colorful style with Dolby Surround three-turn from skewed left.

I agree that it would not be cheap that way, and that there would be three full floors. As a result, I do not see a two-story house as seen from the mountain side coming into being here.

The slope costs, and from a certain point on it takes away the decision whether to have a basement: the height that needs to be supported hardly becomes noticeably cheaper by not filling it with rooms. From the mountain's perspective that would mean a basement for the garage. However, I see it rather the other way around: garage (and entrance) on the valley-side street, and then the garage built over – accordingly in the building setback only with storage rooms. And presumably sleeping downstairs and living upstairs.

P.S.: with more complete information from your development plan, we can think along more precisely.

For your orientation on how similar projects look and what such fun costs, we have here two threads that are currently also being followed in the house pictures thread: one by sichtbeton82 and one by ivenh0 ; you don't need to measure yourself against , that would already be Champions League in execution.

Basically, pantry and storage rooms should be planned to the north, east, or internally so that the living spaces can be nicely placed in the south and west. Bathrooms preferably stacked above each other (toilets).

That should be possible here, as the mountain side is facing NNE.

There is no development plan here.
Regarding the neighborhood. There are also "older" houses on this mountain, which (viewed from the south) are 1.5-2 stories high.
but unfortunately I can't increase my budget by 300k xD

There would also alternatively be a Plan B.
This would be to build on another plot of land.
700m² flat ground
new residential development
development plan 3.5m distance from the street side and the opposite side.
15m boundary development
Roofs are all allowed

Why I even considered the hillside property.... It is a large 1250m² plot of land that would be divided. The other half would simply not be built on and could possibly go back to me if I were to become debt-free.
I just find the idea very pleasant to stand in the garden and not immediately look at the neighbor’s feet.

Can you explain to me what financial and technical difference it makes whether I build a basement on a flat plot or the lower floor on a hillside property?

Which space would you choose??
