KFW negatively affects the rate. Still use it?

Don't spread such nonsense, it starts at 1.11%, the interest-wise less favorable models are still at an acceptable around 1.5%.

As if the open market would be better here...

Plus the 5000€ subsidy. As I said, only if you want to build at that level anyway. If the energy saving ordinance standard is enough for you, there's no point in starting with KfW.

Moreover, the word yield in loans. hm. You pay more because a higher repayment is assumed. That means the yield, as you call it, is advantageous for you

Where is the nonsense if I can get it at 0.9x without restrictions at a normal bank? That easily covers the 5000 euros in case of doubt.

I didn’t see your post yesterday. So I didn’t ignore you on purpose ;-) We certainly won’t save 75€. We have to invest about 5k more, but the KFW loan “gifts” you 5k for a KFW55 house. That’s why we don’t pay more, but the rate still increases because the term is shorter. But true, if you look at it that way, it costs us 75€ more, because whether I pay off a bit longer in the end probably doesn’t matter.

We build with an ETICS anyway; it’s about making it a bit thicker and insulating the floor slab more.

How do you get 0.9x%? If you take out a loan of 50k, then you come out with 0.9x, but you can’t build a house with that. We are currently at 1.5% and KFW would be at 1.4%. So it would be worthwhile interest-wise.

But there are also programs like KFW 431, where you get up to 4k. But this requires, for example, KFW 153 beforehand. Are there any other advantages if you do the KFW 153 program?

At 100,000, the banks currently offer 0.9% after negotiation. KfW is at 1.4%. I assume a 10-year repayment, then the interest difference already cancels out 3,000.

At KfW, special repayments have been eliminated, at the bank normally 5-10% standard.

So, overall, you gain no advantage except bureaucracy.

If it's about a total amount of 100,000€, the calculation might be correct but the total amount is probably much higher... and then there's no way to get 0.9% at all.
