KFW funding for a condominium / classification

Good evening everyone, I have a question regarding the energy efficiency class for new buildings. We have an upcoming meeting with a coordinator of a construction project. This apartment is listed on a portal with the energy efficiency class A+ and a final energy demand of 23 kWh/(m^2*a). According to my research, a value of 0-30 corresponds to a passive house or 40+. Now, of course, we are concerned about the requirement in relation to the KFW 153 project. Is this value to be classified as efficiency house 40+, 40, or 55? A few details are triple glazing and ground source heat pump (each has their own in their living unit), solid construction - brick on brick, more information will unfortunately only be available at the mentioned appointment.

The seller will tell you that. As a rule, ETWs are only 55. 40+ would probably be out due to [Photovoltaik] and [Speicher].

The values always apply to the building, not to an individual [ETW]. This should not be eligible for funding individually, but only within the scope of the building. The energy certificate also applies to the building.

Super thanks a lot first of all, yes as I said, I had just done some research beforehand and found this. So it is apparently supposed to be subsidized per housing unit.

The building is always subsidized based on the number of residential units. That means the residential unit is the multiplier. If a building does not meet the standard, it does not matter what standard an individual residential unit has. Apart from the fact that KfW has its own definition of a residential unit, which is why it is not referred to as a legally defined apartment. It would also be completely pointless to subsidize only one condominium at the moment, as there is no system boundary to the envelope for the calculation. The Building Energy Act would even force the other owners to catch up, as more than 10% of the component surfaces could be affected. This would also not be possible at all, as it would interfere so far with the ownership rights of the other owners.
