Kfw contract / House modification for an existing contract

Hello, we have concluded a KfW contract for the construction of a KFW 55 single-family house. Before that, we submitted a KfW "confirmation of application (BZA)" as well as further information (cubature etc.) about the planned house that we received from our construction company. The information was based on a specific house type; the final planning has not yet been completed. Now we want to change the house type, i.e., instead of 1.5 storeys, 2 storeys and a flatter roof. However, it should still be a Kfw 55 house. The floor area is also the same. Would the change have an impact on the existing KfW contract? Or does it not matter as long as it remains a KfW 55 house? By "contract" do you mean the KfW loan and by "confirmation of the contract" the "KfW online confirmation"?

It may be that the floor area has remained the same, but the living area will be different simply because you have 2 full floors and here the sloping ceilings do not reduce the calculated living area. In addition, the gross volume is different and the window area/external wall ratio is different.

What does your general contractor say about this? The documents come from the energy consultant of the general contractor, he should know that.

My energy consultant, because he made an error in the floor area calculation (had 10m² too much floor area included), immediately created a new KfW online confirmation with a new ID, etc.

Did you at least take advantage of the KfW funding regarding the energy consultant?

yes, Kfw loan with "KfW Online-Bestätigung". The general contractor says that the change does not matter as long as the efficiency class does not change. And that this would be the normal way. The KfW Online-Bestätigung is based on a standard house, this is needed to secure the financing, but the planning takes place later and something can always change.



You get the funding after the construction, once the KfW efficiency has been proven, or what do you mean?

The energy consultant is from the GU, so we have not dealt with it...

If your general contractor says everything is okay, then that's good. You provided the explanation directly.

No, I mean the KfW funding 431 -> a 50% grant toward the costs of an energy consultant!

But probably your general contractor and your energy consultant share this funding brotherly :p

Also, an employee of our financing bank told me the same on the phone as the GU and that the new Kfw online confirmation would not be necessary in this case. Our financial advisor, however, is of the opinion that changes to the house would have an impact and that our Kfw loan might possibly be at risk because of this. We have now also submitted a KfW online confirmation for the new house type, but have not received any feedback or a clear written statement about what the situation is for 2 weeks. The new KfW online confirmation, however, is again based on a standard house type, the interior layout will be different and different windows will also be installed. But it will have the same efficiency class. So the energy consultant who prepared the KfW online confirmation for us is on the expert list. Do we have a claim to the funding here? Nobody has pointed this out to us. Regards Body
