What do you want now? Should I reply again or is my opinion unwanted? I also don't know what bad mood I am spreading. At most, the truth could be painful, okay. To be more specific again: the 3k is currently the standard price per square meter on the market for a house without frills on flat land, detached and far from any other problem cases. You want a higher price because of QNG. But what else is included in the offer, we don't know. It might even be extremely cheap because additional work/features are included.

Either you go to an architect and have something planned for the special situation and then put it out to tender. Or you go to a local general contractor who also takes over the planning and then builds (but it depends on how good the planner is). With individual specifications or special plot conditions, you need an individual plan.
We also did not have a standard new development plot, but one with a very special layout, so it was quickly clear that no prefabricated house from one of the house manufacturers was an option. We chose the way via architects.

How special or unique your plot situation and building requirements are and whether there is no prefabricated house that fits cannot be assessed from your description.

Hello ,

we are currently also building a custom-designed house (boundary construction) with QNG and KFW300. Our price is 3,300€/sqm2 (excluding earthworks, foundation slab, carport, garden, photovoltaics), so it is roughly comparable to your offer. I currently consider that to be market-appropriate.

If your consultant says QNG does not work with a windowless facade, that is a simplified statement. The truth is, you have to demonstrate a certain daylight factor for your living spaces (!). On the windowless side, you may then have to work with skylights and/or plan storage rooms, bathroom, utility room there.

Owner-implemented work and QNG do not exclude each other per se. We have contracted out the trades for electrical work, heating, and painting on-site. However, I can well imagine that your provider excludes that because they then no longer have control over the trades and consequently cannot/will not guarantee certain execution quality.

Well, the typical house salesperson, basically. The main thing is the signature.

A wall without windows just goes beyond his imagination, even though energetically speaking a wall without windows is better than many windows. But his catalog doesn’t account for that, and suddenly he’s overwhelmed.

If you’re into glossy brochures, model homes, salespeople with nicely scented aftershave, etc., you just end up paying high prices because the whole operation has to be covered. Also for those who are just looking for inspiration and collecting catalogs.

You’d be better off finding a small [company], maybe even one that only builds a few houses a year; they’re more flexible and usually more skilled professionally. Especially with kfw/QNG, that’s where it really gets into the nitty-gritty. There are general contractors (GU/GÜ) who do this kind of thing and can handle it too. And above all, they can be individual. They don’t have glossy brochures or a high-tech website; they’re just doers. Then you go check out a construction site, or even just some photos, and then you know what’s what.

And the providers (who are currently luring with insane discounts) would be out of the question anyway...
