We have 100k KfW loans fixed for 20 years at 1.XX%. That is a great deal. Just ask your trusted advisor...

But you have a KfW for energy-efficient construction (meaning at least KFW 55 or better). Properties from the developer usually only comply with the Energy Saving Ordinance...

Thank you very much for your contributions. When I am at the financial advisor, I will get advice regarding loans with and without [KfW] and [Bausparvertrag] and compare the total costs.

I have one question, the answer to which is probably uncertain: Do you think that the interest rate will rise sharply in the next one or two years? I mean, the US Federal Reserve has slightly increased the base rate and plans to make two to three more increases in 2017. Draghi intends to continue his current policy until the end of 2017. But if the Fed raises its base rate, banks here will probably also increase interest rates even if the ECB does not change its policy, right?

Unfortunately, no one can see into the future, but I would assume a slight increase in interest rates. Despite these forecasts, I would keep things in perspective, because even financing around 3% is still great.

Hello twista,
what came out of your considerations and calculations? We have a similar concept and are currently wondering whether it makes sense to include the KfW in the annuity loan (100,000 EUR, 1.89% nominal, 15 years, thus 150,000 EUR with KfW).
