Longer than 15 is also not possible without a building savings contract at almost all Sparkasse.

Although a TA/building savings contract construct doesn't have to be bad.

Personally, I have also covered the majority through it; and thus fixed and plannable for 30 years.

If you disregard your special repayment ambitions, a lot remains open with 2% repayment after 15.

Why actually no type of KFW?

KFW 124 would be possible. However, in my calculations I arrived at an additional 20€ per month for bank + KfW. The 20€ wouldn't kill us, but where is the advantage? Sure, the low interest rate of 1.36% for 10 years, but according to the KfW homepage I would have to repay at 3.56% and end up with a rate of approx. 203€ for a 25-year term. Or do I have a thinking error somewhere?

Is it clear to you where your girlfriend has to do her trainee phase? Just like the first position? Both are two big unknowns, I think. Ownership of property does not lead to any preference. This only happens with the first transfer.

She will most likely do her traineeship 30km away from the semi-detached house. Her first position is uncertain, it could be around the corner or 20-30km away.

Yes, you should visualize/calculate what the total costs are for the respective components. After all, you have to pay significantly more interest for €50k at the Sparkasse than at KfW.

However, I gather that the monthly burden is very important to you. Have you already considered the higher ancillary costs of ownership/semi-detached house?

As already mentioned, 20€ or 100€ more per month won't kill us, but I don't want to "give away" even 1€. I am aware of the higher additional costs; my parents own a house and I have calculated everything for the semi-detached house together with my father.

I don't fully understand the KfW yet. Sure, the terms are great for the first 10 years, but what if I have to finance the rest in 10 years at 4-5% (which is likely?!). With the loan through the bank, I would have secured the interest for these 50k€ over 15 years. Should I definitely apply for the KfW loan?
