Hello,

first of all, many thanks for the numerous comments, hints and advice.
and elina: you hit the nail on the head.
We recalculated everything and came to an amount of 1200 that we could afford as an installment.
But since we actually want to start at the beginning of 2017 anyway, we will save the maximum feasible amount by then. Then we will also have a good overview of which installment amount is suitable for us.

We have a notary appointment tomorrow for the developer contract with Vista Reihenhaus for the building area "Gelsenkirchen-Almastraße/An der Luthenburg". Since you wrote that it probably won’t start with you until early 2017: If Vista comes back into consideration for you at that time, feel free to contact me, then I can give you some experience reports (unfortunately, apart from a homeowners’ blog, there are relatively few experience reports about Vista online). Just send me a message here on the forum.

You also have to take age into account. If you are 25 and still have 40 years until retirement, you can more easily finance €200k; at about 50 years old, the house just has to be paid off faster.

Hello,

we were at our Sparkasse today to get some non-binding advice and to see what is possible and how much. 180,000 loan amount, 10 fixed interest period, to arrange the "time after" quite favorably in terms of interest, he recommended building savings contracts. Furthermore: various risk life insurances, including a 3-pack with occupational disability supplementary insurance and benefits for AU and unemployment, The loan he divided into three parts: 50k kfw, 80k bullet loan at 2.45 and 50k annuity at 2.10

What do you think about it?
