And you think that something can be done with the data? If I ask about rates per loan and about the building loan conditions, then probably not for nothing.

Here is the financing proposal from Sparkasse Vest

1) KFW loan of 50K, interest rate 1.50 fixed interest until 31.03.2026, Prog124
Repayment p.a. 4.32%, installment: 242.50

2) Bullet loan of 80K at 2.45% fixed interest until 31.03.2026, repayment p.a. of 4.20%, 443.33

3) Annuity loan of 50K at 2.10 fixed interest until 31.03.2026, final repayment through LV, repayment 2.50%, 191.67

Commitment interest 3% p.a. from the 7th month after commitment


2 models for building savings contracts to secure the interest rate after expiration of the fixed interest period:

1) 180 monthly payments, building savings amount 50K, payout 31/1/26, 118 savings installments from 1/4 until 1/1/26, tariff zuhause Flex
Nominal interest 2.15%, premium 2.0%, effective annual interest rate 2.72%

2) 280 Euro, 111 installments, building savings amount 80K, payout 28/2/26, Zuhause Flex 6L, nominal interest 2.15, effective annual interest rate 2.84

The KFW program 124 does offer an interest rate of 0.85%, see the KFW website. So why then an interest rate of 1.5%?

With the 124, it depends on the fixed interest period (5 or 10 years), which is probably the reason for the difference. 1.4x % with a fixed interest period of 10 years doesn't seem that great to me. Therefore, we have removed the component again. However, this naturally depends heavily on the individual financial circumstances.
