Dear Mr. Stefan G.,
I recently handled a similar financing request for a client.
I would recommend a financing with a fixed interest rate period of 10 years for this high repayment rate and combine it with [Bausparen]. This becomes eligible for allocation in 10 years.
The expenses are at most 1600€. The interest conditions are 1.5% (80% loan-to-value) for the first 10 years and then 2.35% nominal. With this option, the loan is repaid more quickly.

Good morning everyone,

the offer comes from Sparkasse. I am really satisfied with the interest rate as well.
The plan is to make an additional €1,500 per year as a special repayment. The loan would then be paid off within 20 years.


Do you work as a financing advisor?
The offers I have had with home savings so far always had the disadvantage that no one guaranteed that the agreed interest rate for the loan would actually have to be granted. That means if, for example, interest rates are at 5% again in 10 years, but we agreed on 1.XX, the lender can very well make me a counteroffer with a higher interest rate than agreed.

Then I would also have an offer made for a 15-year fixed interest period (instead of 20 years, as you have now, if I understood correctly).

Hello, thank you for the proposal. However, I would prefer to play it safe here and take the 20 years so that, in case we do not make any special repayments, the remaining debt is as small as possible and, even if the interest rate were at 10%, it would not be significant.

How high is the remaining debt after 15 years in the loan with a 20-year fixed interest period? Would this amount throw you off track? With a fixed interest period of 15 years, you could repay (somewhat) more, and the remaining debt would be lower. You are still free to choose the 20-year option.
