Is the cost estimate for the construction project really realistic?

Hello everyone,

Now that we are gradually completing our construction project, an acquaintance of mine also wants to build and presents a significantly cheaper cost estimate. I wondered how this price can be realized.

The facts are:
140 sqm city villa, clinker facade, partial basement (WC, party cellar, technology), KfW55, central controlled residential ventilation, triple glazing, RC2N windows, painting work, tiles and floor coverings included, underfloor heating, no own contribution, including incidental construction costs such as construction electricity and water.
287,000 EUR

How is this price to be realized?
As a comparison, we built a 160 sqm Frisian house, KfW70, central controlled residential ventilation, underfloor heating, clinker facade, RC2N windows, triple glazing, without construction electricity and water, without floor coverings, painting work and interior doors, and had a cost estimate of 247,000 EUR. Due to layout changes, etc., a few thousand more were added, but you know that yourselves.

Same construction company?

I would say take a very close look at the construction service description. What tile price per square meter is specified? How large is the electrical package? Which brands are included in the sanitary fittings? What kind of heating?

Did you build with or without a basement? Otherwise: 20sqm more living space, Frisian gable! I can also well imagine that prices for certain items are easing at the moment (windows). Yes, and then the construction service descriptions are trimmed down year by year. You hardly notice that ;) In short, greetings

Thanks first of all for the answers.

It's actually less about comparing the two construction projects, as the conditions for that are too different (basement vs. no basement, no own work vs. laying floor coverings myself, etc.). I had estimated our price at the time as realistic, and the breakdown from my acquaintance seems inexpensive to me.

Therefore, the question is whether I am simply wrong because I poorly support the differences with numbers or if there are many hidden costs in the construction service description.

He might be building massively with [team]? But that will currently also proceed at a snail's pace. They are very busy and find it difficult to get subcontractors because they are so stingy. Karsten

over 2000 per sqm I don't find that too cheap now...
