Is the construction project feasible or are we taking on more than we can handle?

I don't understand the argument about shoddy work. On our construction site, all the companies that actually worked there in the end were regional companies, who also had a reputation to lose. For example, it is often said about masons that they roughly keep the room dimensions... I can't confirm that from my experience at all. If the plan said the room was 4m wide, it was maybe 3.995m when measured afterwards... they measured very precisely. We also clarified changes in the electrical work, such as the number of sockets, directly with the electrician, and the additional cost was no higher than in various construction projects here at the time. By the way, I never felt our house was public housing back then... I still think it’s really beautiful, even though I no longer live in it because of the separation, since my ex took it over/kept it.

It is no coincidence that Town & Country is a discount provider in the construction sector. That doesn’t mean it always has to be botched work. The probability is simply higher. And in that case, the risk would be too high for me with the second biggest investment of my life (only a child is more expensive :-) ).

I would simply buy the property and hope that interest rates become cheaper again. If necessary, you can also sell the property again. Whether inflation reduces equity or possibly a loss occurs when selling the property, it hardly makes any difference.

Definitely not. At least not here. We had the Bodensee 129 from Town & Country on the list back then. I just checked, it is now at a base price of 313k. Then you add upgrades for underfloor heating, Daikin heat pump and shutters, plus floors and painting. Kitchen as well. Then there's the photovoltaic system, which is now mandatory in BW. And suddenly you are in the area of 3000€/sqm without incidental costs. Proper high-end equipment looks definitely different.

PS: the 152 sqm city villa here is also far from 270k...

Products from discount retailers often outperform "brand-name products" by miles in terms of quality in tests...

Town & Country does not have its own craftsmen, so they rely on craftsmen from the region. My shell constructor was a construction company that even offers turnkey houses themselves... and you will hardly believe it... but with those who built with regional general contractors, suddenly Eastern Europeans were on the construction site on a Saturday ;)

The probability of botched work is not higher either, Town & Country is simply better known and builds more houses per year than all builders from your region combined.
How could the botched work even be greater? My electrician, plumber, drywall installer, plasterer also work for other construction companies; they are not permanently booked for T%C?
Do you think they botch work for Town & Country and when they come to you they say to themselves, "Oh wait, this is not Town & Country, now I'll work properly!"

I think you also have to justify to yourself a bit that you spent 50,000 EUR more than I did by badmouthing my general contractor, right? ;)

My regional Town & Country partner doesn’t even offer that. The 128 costs 260,000 EUR. For that, in BaWü you get this Z15 loan, which really offers very, very good conditions...

PS:
Not everyone builds in the high-wage region BaWü...

My point is simply not to tell everyone here that you have to build a house for at least 450,000 EUR (just the house) for it to be livable and above the standard of a social housing unit in Berlin Marzahn.
That’s nonsense. Real estate prices are also exploding because:

Nothing, really nothing, is done by yourself anymore and the demands rise to the absurd. Those who can afford it can gladly spend 5,000 EUR/m². But it is still possible for well below 3,000... and without the place being botched or at social housing level...

You should take a look at the thread about the Z15 loan. To summarize briefly: if you qualify for it, you probably can’t afford to build a house. No, you don’t have to spend 450k just for the house. But getting under 400k, even with a rather compact house without a basement, has really become difficult. You’re arguing here from your (East German?) area with numbers that simply don’t apply here. Go to the website and enter the district SIG as a location. Not Munich, not Stuttgart, but Sigmaringen as the epitome of the Swabian countryside. Two years ago it looked quite different; back then we had prices more like yours here. But that doesn’t help anyone now. Today, for 3000€/sqm you only get the cheap stuff here, no villa anymore.
