I don't understand the argument about botched work. On our construction site, all the companies that actually worked there in the end were regional businesses that also had a reputation to lose. For example, it's often said about bricklayers that they roughly stick to room dimensions... From my experience, I can't confirm that at all. If the plan said the room was 4m wide, it was maybe 3.995m when measured afterwards... they measured very precisely. Changes in the electrical installations, such as the number of sockets, we clarified directly with the electrician and the surcharge was not higher than in various construction projects here back then. By the way, I never considered our house a social housing project... I still find it super nice, even though I don’t live in it anymore because my ex took it over/kept it.
Yep... My bricklayers were from a company that builds turnkey houses themselves... good people, only one interior wall they offset by 4cm. Luckily, it doesn't bother, it makes the hallway narrower and the room wider... And you said it yourself, I can do the extra work with the trades myself. Some neighbors already had to fix their sockets during planning in the office. I pay 33 gross per additional socket, my neighbor 100, because it went through the general contractor. Everyone justifies it to themselves. I wouldn't have built for 3,000 EUR/m² upwards, it wouldn't have been worth it to me. I don't want to work and live only for my house.
