Is it possible to determine the eligible costs based on a rough estimate?

Hello everyone,

since the property is almost certain and we have now had initial discussions with architects, one appeals to us quite well. Only one question remains unresolved: How high will the fee be? According to the architect, he will provide a detailed fee cost breakdown before each work package. However, that doesn’t help me, as I need to know the approximate costs BEFORE commissioning in order to properly calculate the overall project. After using the HOAI calculators, I come to a fee of €61,000 for the total amount of about €400,000 despite the minimum rate!!! If that really is the case, I will quickly give up on the idea of building with an architect. I assume that the €400,000 total costs are not all chargeable costs and therefore I am probably making a mistake in calculating the fee. The question is: How can I estimate an architect’s fee that I can include in my overall calculation using only an estimated total amount without a detailed breakdown of the individual construction costs? Can I get an offer from the architect in advance indicating what fee will be due with the corresponding total amount?

Eligible costs are everything that the architect & co. have to do with. That means construction of the building, garage, etc. If there are outdoor facilities included, those as well. Not included are costs for connections, fees, etc.

61k out of 400k also seems a bit high to me. We were previously told "approx. 11%" (minimum rate) and that also checked out..

Whereas I myself consider 45k€ to be very much. I roughly calculated with 25k€, but somehow that exceeds my imagination.

No. So you certainly won't get below 10..11%. You also need structural engineering, construction management, etc.

If that's already too much for you, then you're wrong with the architect anyway. The house can (and probably will almost always) quickly become a few 10k more expensive (for us >100k). Why? Because the entire market is available to you and not just a selection of 5 tiles and 3 doors. Architects often have really great ideas... unfortunately, they are not cheap either.

I just wonder why I get the planning service virtually for free at the construction company when according to [HOAI] it is supposed to be so high. And even there, there is often an architect involved. €60000 just for planning services has nothing to do with "if that is already too much for you" for me.

because a) with the construction company there is a finished house from the catalog and nothing individually planned and b) the costs are hidden in the house price..

It's that simple
