Yes, thank you, we want to call the architect on Monday. Nevertheless, it would be nice if I could get an answer to one question beforehand. Our parental home is built with a garage on both the right and left, totaling 15 m on the property line. Now I know that you actually cannot build on the boundary anymore or have to maintain a 3 m distance. Now my question is whether it would somehow still be possible to extend 3 m behind the garage on the property line, that is lengthwise, because if we had to keep the 3 m widthwise, our house could only be 4-5 m wide ('Damit wäre der Traum ja irgendwie dahin..).

Hello,

Setback areas must be observed, at least 3m. Garages and buildings without habitable rooms may be built on the boundary if they are not longer than 9m and higher than 2.75m (this is how it is in Schleswig-Holstein, very similar in other states). Residential buildings, i.e., buildings with habitable rooms, may not be built on the boundary.

Not even if the neighbor agreed? The neighbor only has a garden there or a long piece of lawn. His house is much further forward, it would neither obstruct his view nor anything else, actually. Besides, he only rented out the house and it is pretty run-down anyway...
