Is building a house today not payable within a lifetime?

No fixed glazing! Unless you plan not to put a roller shutter on it. If you can't open the window, you also can't clean the roller shutter from the inside. If you ever (like we do) squash an insect, it always hangs nicely visible from the inside on the slats.

Of course, a larger house is cheaper per square meter because you benefit from economies of scale. But what the hell do you want with 120 sqm on 2 floors? That's really a lot of space that needs to be heated, maintained, cleaned, and furnished. If you don't have hobbies that require the space, it makes zero sense for you!
My parents have a classic 120 sqm single-family house. We kids are out now, and they had to figure something out. One room became an office/guest room and they set up separate bedrooms (snoring). Otherwise, one room would constantly be empty.
On top of that, you want to build for old age. Believe me, the stairs become more and more uncomfortable. My mother envies us for our bungalow.

Thank you very much, that is an important tip. I currently live in 75 sqm in the city and like space. I'm thinking about it. I would really like to have a play/cinema/music room. I also don't want to save on space for a utility room and technology. A proper roof for solar panels is also important to me.

Off topic: Now I'll take the side of your little birds. ;-) Why shouldn't they sit there and be able to look outside? :) I also like to do that, and so do the cats that come to visit us. It is nice when your birds, for whatever reasons, maybe due to the weather, don't feel like "flying out," they sit there and look outside from the window. It can be fun. :)

Thank you, I was being too imprecise again. I meant the window sash. Of course my flock is allowed to sit on the window, and that's currently their favorite spot.

Depending on the building plot, you can realize everything with a bungalow. We built a 180sqm bungalow (2 children's rooms, huge living room). We have enough storage space and later, without children, room for an office and home cinema. When it comes to a photovoltaic system, a bungalow roof is naturally great, because you have significantly more surface area. I could fit around 30 kWp on our roof. Try that on a classic 120sqm single-family house.

Yes, I know, I am absolutely team "bungalow". :p

How is the load-bearing capacity of a hipped roof? The hipped roofs from Town & Country don't seem very stable? I am currently looking for plots in an area that is rather on a slope. A bungalow doesn't work so well there. I have seen plots where large areas are filled in, which is rather not my thing. But yes, I will consider a bungalow. Not least because I am no longer young.
