No, the base, that is the connection between the basement and the ground floor

The construction service description is your friend, that usually contains something like that.

However, we would have easily overlooked it back then if an expert we commissioned hadn’t pointed it out during the review of the construction service description.

Among other things, these hidden exceptions in the construction service description were a reason for us not to build with a general contractor/general subcontractor. Who knows what else is missing that a client would assume is included.

Base plaster was not included in almost all construction service descriptions... which I already find quite an impertinence.

Also popular is the roof drainage, which only goes up to the base... or up to 50cm from the floor slab...

I have read something like this before, that the base plaster had to be done in EL. Because of such little details, one already hires an expert before signing, who checks the construction performance description. Otherwise, there are surprises, like now with you. Unfortunately, it must be said that the builder did not make a mistake. It is up to the client to inform themselves about which positions might be needed, but are not necessary for the completion of every house.

I consider a usable solution absolutely necessary if you are a reputable provider. At least a bitumen coating or a two-time treatment with sealing slurry plus gray paint should always be standard on the base. Everything else is simply dishonest. You also can’t sell a car without windshield wipers. It’s not about the visually neat solution; it’s about the fact that the functionally sufficient must be included in the base price. I can understand the frustration about that. We have to admit that 90% or more of all builders are as far from the word "Herr" (gentleman) as the South Pole is from the North Pole. That means they simply have little or no clue about the subject matter. Therefore, the "Herr" on the construction site is more the craftsperson, and he or she should sell functionally thoroughly thought-out buildings as a decent businessman. But I know that the industry is broken, full of jerks and fortune hunters. Karsten
