Hello! My girlfriend and I would like to build a house. A plot of land is already available, so the €180,000 only refers to the house. We have roughly imagined:

- approx. 140m2 living space - no basement - gable roof - garage - interior finishing at medium level

In advance, we have many craftsmen in the family who would help and could therefore contribute a lot of own work.

- masonry of the shell by ourselves (father & uncle have already built 3 houses) - roofing battens and covering by ourselves - installation of interior doors - flooring (except tiles in the bathrooms) - wallpapering

These are the works we want to carry out on our own initiative. Since I work in 24-hour shifts, there is a lot of time available, 24h work, 48h off. In addition, we can count on experienced construction helpers like my father. He built his own house as well, but 20 years ago and therefore could not give precise information about building material prices because a lot has changed in this regard.

What do you think, would it be possible?? Are there any here in the forum who managed it within the budget?

No, unfortunately that is not possible, as from the 180000 Tsd an additional construction cost of 30-50 Tsd still has to be deducted. The remainder will hardly be enough, probably not even for a shell house plus finishing materials. One calculates 1800 per sqm living space + additional construction costs + garage + outdoor facilities + floor coverings and painting.

Indeed, that will be difficult. We have already got a relatively inexpensive house and just the house alone comes to 180,000 euros. This does not yet include all notaries, outdoor facilities, electricity, water, sewer connections, earthworks, any authorities that also want money, architects for surveying, and so on. Sure, I am in Austria, but still, you really have many additional costs that you don't even think about at all. Yvonne (User ypg) has written a great article on this where quite a lot is explained. Yvonne, can you link it?

Wait and see, there will still be those who say it's worth the money! But so far they have failed to provide proof. Although 180k is not a small amount.

140 sqm at 180 minus 40 for ancillary costs gives 1000 per sqm construction price....ambitious. Just ask a contractor in the area if you have a chance. This forum is certainly not the place for reliable information.
