The numbers mentioned here in the forum are in my opinion often exaggerated, but 180,000 definitely does not work.

We are currently also building with a lot of own effort (electricity, sanitation, heating, insulation floor+story+ceiling, wallpapering+painting walls, flooring partly...) but that is too tight. However, you have to be clear about what is coming your way.
My wife and I spent about 1200 hours in the first 6 months, plus about 600 hours for private construction helpers.

So you want to build the entire shell construction yourself? What about the facade? Facing brickwork? Keep in mind that at least one person is needed to professionally supervise the work!

A house of this size would cost about 220k finished; so it’s not impossible. You should be aware that it will take a good year or more.

It depends on what the interior finishing costs you, which you still have to buy; heating and sanitary costs are crucial; the rest is not so expensive and allows for further own work. On the other hand, Münster and its craftsmen are just a stone’s throw away. Inquire about the costs of the interior trades with local craftsmen there, then you will know more. Through the connection with the fire department you should also be able to ask for contacts.

Does the amount in question refer solely to the funds for the house construction or must incidental building costs also be paid from it?

One should rather say: they are rounded up everywhere... this is helpful insofar as if someone budgets too tightly, either refinancing will be expensive, or one will live in unfinished rooms/garden for the first two years, which can negatively affect one's mood and ultimately the relationship. If there is a surplus in any item, it can either be used elsewhere or for a special repayment. A house calculation can never be exact, but one can calculate loosely so that no disadvantages arise.

Furthermore, one can speak of a north-south gradient, but certainly there are regions that stand out. This is usually not graspable in a forum due to anonymity and lack of knowledge, so generalizations have to be made. The decision and calculation of the budget is ultimately the responsibility of the builder.

However, one should always pay special attention to numbers and negative experiences from former builders, as they too started from low numbers and usually had to endure unpleasant surprises.

The worst thing about additional financing is that the budget was usually already quite tight beforehand. There are probably already 1200-1300 € due monthly, and then there has to be an additional 50k financing, which with 200 euros extra per month already hurts quite a bit. Who had to get additional financing? And can you please provide the terms? Ideally in comparison to the first financing.
