These are the usual prices here in SH. A medium-sized company from the island of Fehmarn, which manages around 40 single-family houses per year, only offers regionally, hardly uses subcontractors because it has almost all trades in-house. Earthworks have already been invoiced. Instead of 2000,- 6900,- due to the slope, but I knew that. He had forecast a net surcharge of 4 to me. Our children built with him, many others I know as well, so everything is fine.

There is a difference whether construction takes place in the north or the south. Also whether the craftsmen come from rural or urban areas. Nordlys has all the positive extremes with it. A small company from the region where word of mouth, words, and a handshake count.

Of course, if you build with a nationwide home builder, the costs for advertising and office have to be paid too.


Therefore, you should not assume that others are making a mistake with their choice or that your costs are achievable for others as well.
Your property is generally a bargain,
but it also seems a bit out of the way, that the community does everything it can to encourage families to build in the town.

For 4600 euros, I didn't even get my materials for the electrical installation on an equity basis. But presumably, differences become apparent there. For that price, probably 1*basic....

It was about whether you can build a 140sqm house for 180 without land with a lot of personal effort? That’s why I posted the prices as an example, so the OP can see how the individual trades break down and where he can save significantly with muscle power, expert help, etc. I’m well aware that if someone did that with Stuttgart prices, it would look different. But that doesn’t matter, it’s the ratios that count, right? He should be able to get the Ytong at the building materials store in Werweiswo at a similar price as here. Probably the mortar too, etc.... I still think the project is ambitious, as I called it much earlier. But with suitable building ground without much earthwork and good help, it’s not impossible. First encourage him; no one can do the calculations and decisions for him anyway. Don’t say right away, it won’t work, just because you can’t imagine it for yourself.

About Yvonne: No, I really don’t think others are doing everything wrong. But.... it easily gives the impression here in the forum that you don’t even bother unless it’s at least 400. Here it’s not the boondocks, but a seaside resort with hotels, promenade, etc. only: The land is already cheap for us locals at 115 per sqm. (So you take a bit more sqm than in the south) - But apparently in SH (and MVP) we build differently, more basic. I don’t know any newer house with a basement. I don’t know anyone here who buys roller shutters. Or even app-controlled home technology. Expensive fences are rather rare. Simple driveways topped with gravel are normal. The houses are smaller, ours is 13.5 by 10 as a bungalow. High knee walls, or town villas hardly exist. Many only build KFW 55 or very basic. Walk-in closets, pantries mostly don’t exist. Front doors are made of plastic, not aluminum. The building ground is usually unproblematic. There are slopes but moderate. All that adds up. - There is certainly no right or wrong here, only: do I want it or not? Someone from MVP posted here that his house now cost 257k with land... immediately a user reflexively said, well, that must be absolutely lowest standard. I think: so what - if that’s the case, they live in it and are happy. What more do you want?

I can confirm that from Nordlys. I also come from MVP. My parents built their classic single-family house (120 sqm) without any frills 10 years ago ... for €120,000. They were shocked that we are building for €100,000 more.
