Is a single-family house possible for 180k €?

Similar with us near Hamburg: Gravel or cheap paving in front of the garage. Few know what bus or KNX is. Also, controlled residential ventilation was rarely installed in our new development area. Few have customized, and if so, then hidden.

Nevertheless: our house had the catalog price of about u150000. Bottom right it later said just under u200000 without garage. Extras from the tiler, plumber and electrician have to be added to that. The additional construction costs were just under 20000. But even we had to gulp when after the soil survey our buffer was already used up – namely because of a reinforced slab.

Before building the house, I also thought we would get a house for 150000. I didn’t know about the additional construction costs... surfing around in the forum was not doable timewise, because the house build was not planned.

The wage structure between North and South is probably also one reason. If I call an electrician in the Stuttgart area, he does not earn 2000 euros a month but rather 3000.

Rent for a 70m2 apartment that is not in the worst district also costs around 700-800 cold, etc.

Soil survey, what luck that it was already provided along with the property before the notary appointment, and we could check if anything was brewing. It wasn’t. The annoying catalog prices. Yes, I was also a bit dazzled by the Team Massiv people and their price announcements. But my wife said, I don’t trust them, just a feeling, it doesn’t fit, he just wants our signature... I often listen to my wife, luckily. And that the above posted 163 (with Polish windows they pulled out another 3) can’t be the final price, I already knew from professional experience, but it was communicated from the start by the head of the construction company. We should and will end up with 207 including all ancillary costs, fitted kitchen and painting and rudimentary garden. Excluding land, that we already owned. The traps, you have to be tough, are in what’s nice, the nice to haves. Tiles we can have up to 25. There are nice ones for 30, but also for 25. Kitchen, Ikea was unbeatable, that’s what it will be, otherwise it breaks the budget. Etc. It is what it is now. We don’t have more money. We have to finance about 50, but also pay it off quickly, because in about four years I’ll retire, which will significantly reduce the income. It’s just the two of us, the kids are grown, we don’t need such a big house anymore. And hot water comes from a 49.90 faucet without a design price.

Depending on the region, it is doable... we stayed under 180,000 euros with a lot of own work (construction of the roof truss + roof box + roofing + interior doors + floor coverings + painting work) and without land (140 sqm, without basement, gable roof, knee wall 1.30m...) + garage (45 sqm) + carport (approx. 22 sqm)...
