About Yvonne: No, I don’t think, really don’t think, that everyone else is doing it all wrong. It’s just.... here in the forum the impression easily arises that if it’s under 400, you might as well not even start. For us, it’s not the middle of nowhere, but a seaside resort with hotels, promenade etc. Only: the land is already expensive for us locals at 115 per sqm. (For that, you take a bit more sqm than in the south) – But we do seem to actually build differently in SH (and MVP), i.e. more basic. I don’t know any newer house with a basement. I don’t know anyone here who buys shutters. Or even app-controlled home technology. Expensive fences are rather rare. Simple driveways tipped with gravel are normal. The houses are smaller, ours 13.5 by 10 as a bungalow. High knee walls, even city villas hardly exist. Many only build KfW 55 or completely basic. Dressing rooms, pantries mostly do not exist. Front doors are made of plastic, not aluminum. The building plot is mostly unproblematic. There are slopes, but moderate. All that adds up too. – Here there is surely neither wrong nor right, but only: do I want that or do I not? Someone from MVP posted that his house now cost 257k including land... instantly a user reflexively said, well, that must be absolutely lowest standard. I think then: Yes and – if that were so, they are now living in it and are happy. What more do you want?
Similar with us near Hamburg: Gravel or cheap paving in front of the garage. Few know what bus or KNX is. Also, controlled residential ventilation was rarely installed in our new development area. Few have customized, and if so, then hidden.
Nevertheless: our house had the catalog price of about u150000. Bottom right it later said just under u200000 without garage. Extras from the tiler, plumber and electrician have to be added to that. The additional construction costs were just under 20000. But even we had to gulp when after the soil survey our buffer was already used up – namely because of a reinforced slab.
Before building the house, I also thought we would get a house for 150000. I didn’t know about the additional construction costs... surfing around in the forum was not doable timewise, because the house build was not planned.
