Is a single-family house in the Stuttgart metropolitan area still affordable?

Berlin families with normal incomes are more likely to move to the village (Beelitz, Beelitz-Heilstätten) etc. than to Wilmersdorf. We are now receiving mail from Berlin/Potsdam from families who want to buy our property. It takes about 45 minutes by public transport to get to the center of Berlin (Alexanderplatz or main station) from, for example, Beelitz-Heilstätten. Sometimes this is faster than living in Berlin.

Isn't Neukölln supposed to become the new Kreuzberg? That might already be starting to show ...

We lived in Buckow (a district of Neukölln) 8 years ago and Neukölln was definitely not hip or happening or whatever back then.

Eight years is a long time too, and such a development does not happen overnight. I am rather skeptical about it as well, but I have read this statement several times now. However, it may also be wishful thinking, although I always find the atmosphere at [Hermannplatz] somehow exciting. But we are digressing ...

I am surprised that no one has raised a finger yet, but unfortunately I have to agree with you.

So first of all, for 1 million you don’t get a Ferrari in Salzburg but rather a semi-detached house.

Secondly, I keep hearing this "no vacation" all the time. So every year we spend 2 weeks with my cousin in Italy in a bungalow at a campsite. The bungalow cost 900€ per party. Then there are about 100€ for toll/vignette. Then I calculate another 300€ for the 800 km drive, i.e. car depreciation/fuel. So in total 2 amazing weeks with sea, great pool, children’s entertainment... for 1300€. For me there is nothing nicer with children and yes, for comparison I have also been to New York/Asia/Africa/on a cruise...

And as already mentioned, it’s about 1 year of parental leave. If you start again at 75% afterwards, it already looks better. Salary increases and bonuses will hopefully make the whole thing look friendlier again in 10 years, when the children’s wishes slowly grow.

Well, 800k would still be too much for me. But actually with land prices from 1000€/sqm there should be several who finance that much. The only other alternative is support in the form of the parents. Each 100k from the parents added to your equity would already make the situation look significantly different. Otherwise, I can’t explain how it currently works in southern Germany.
