Is a single-family house in the Stuttgart metropolitan area still affordable?

Fortunately, the forum here is not representative; by now, 6000 euros net is too little to build.

Alright... as long as six-figure sums are gifted by the parents.

But the forum is really anything but representative. Recently talked again with our financing advisor and later also with the banker, who were extremely positively surprised about our preparation (e.g. breakdown of ancillary construction costs). He rarely sees that as a specialized construction financing advisor. Same with the banker...

Most people just approach it casually... take out a financing barely covering costs. Have to refinance later. And somehow, it still works out for everyone.

So again, the poor parents. Instead of giving them something back, they are further squeezed. In my circle of friends, no one would ever do something like that, because they are grown up and stand on their own feet. It also has something to do with our sense of honor not to accept money from parents for luxury goods, but rather to treat them to something...

Sorry for coming back to this again, but it sounds like these prices are normal in Hamburg and meant for people with a taxable income of 100K.

So 19k/sqm is the tip of the iceberg in terms of prices even in Munich. In Hamburg, this price represents the very peak. These apartments are therefore intended for the corresponding clientele. But 100K taxable income is by no means the tip of the iceberg. Want a small example?:

Just here in the district alone, there are a mid-three-digit number of people who have a gross salary of over 500k on their income tax card. Not included are all the self-employed doctors, consultants, architects, lawyers, etc. Also, income from rentals and leases, capital investments, foreign wages, etc. are not included.
I find the prices anything but cool and am really glad that the price development has been completely irrelevant to me since 2016, but I think there are more people in Germany with very good to very very good salaries than many realize, and accordingly, prices will continue to rise. In Frankfurt, many expensive apartments are bought by foreigners (especially Koreans and Chinese). They often pay the prices without batting an eye because the market is still manageable in international comparison.

In Stuttgart, prices are around 500€/m², with a strong upward trend. At about 30 km distance to the city center. These are already villages connected to the public transport network by bus. (Bus + S-Bahn about 60 min to the city center). It only gets cheaper if you go even further away and leave the public transport network. But then you can only get somewhere by car.

So either you come from a different culture where it really is like that, or no one tells you what they got from their parents, especially because they know your opinion about it.
Except for my best friend, no one knows the amount I received from my parents.

I grant my parents everything they want and expect nothing in return.
What seems incomprehensible to you is that some people have enough money to live well themselves and also give something to their children.
And what you find even less understandable is that everyone values different things. My parents have never been to a restaurant, except for obligatory birthday invitations. Just like me, they much prefer to eat at home. My parents no longer want to travel because they feel more comfortable at home and find it too exhausting. No one in my family has ever cared much about clothing. I get really annoyed when something breaks and replace it with the next best thing I come across on a common website. I think the cinema is stupid because I find it cozier at home.
And I could give you many more examples.
What I do find really great and what gives me a lot of joy is spending time with my children and making them happy. Giving also makes you happy.
Likewise, my parents are much happier that we built a house than about anything else they could do with the money.
By the way, they also donate a good part of their income to charity nowadays, because that gives them more than further unnecessary consumption for themselves.
And I also find that sensible because, unlike many others in the world, we really have enough...

And here we also disagree. A house is NOT a luxury good for us. My parents have a dreamily beautiful house on a good plot. Owning a house is part of life for us. I can think of 1000 other things I would rather do without.
But everyone must decide for themselves what is important to them.

It would be interesting to know what you would really think if your parents had 1 million lying in their account. Would you seriously find it sensible for them to spend the entire million completely?
