.. I know, I had only constructed this example picture once, as in another thread exactly this space was intended for the staircase, to demonstrate this lack of abundance. And in this case, I wanted to demonstrate that the space provided by is now not sufficient at all.

Hello,

I have one more question about the shared plot of about 200 sqm.

Does this area serve "only" as a driveway and access to the house for you, or is this space also used by the residents of plot 1?

Personally, I really like the walls at a 45° angle – we have designed the entrances to the children's rooms in our attic with two walls at a 45° angle as well, and so far the resulting more spacious hallway and the deviation from the usual right angle has pleased every visitor. It's just, like so many things, a matter of taste... :cool:

If you like something like that, then build it that way – we also didn't let ourselves be confused by terms like "makeshift solution" and are very happy about it today.

The bathroom on the ground floor is personally too big for me – but with regard to a later possible division into two apartments, it's not completely unreasonable.

I share your concerns about the staircase – I find both the location and the dimensions somewhat unfortunate.

I would reconsider the wall between the bedroom and the dressing room as well. As it is, you can only place one wardrobe; otherwise, it becomes too tight – how about the idea of planning a built-in wardrobe (floor-to-ceiling) instead of the partition wall – that way, you would almost double the storage space – that’s exactly how we designed our sleeping/dressing area as well.

I would also reconsider the bathroom in the attic – at least swap the shower and toilet (including window) – this way, the showerhead could be mounted on the narrower end of the shower and you could probably do without a shower door altogether.

Hello Tschi,

Floor area ratio/building plot ratio should not be a problem, however, dividing the plot would be unnecessarily expensive in NRW and would trigger encumbrances, so speak with architect/surveyor to see if there are other solutions.

- Is the building plot already burdened by encumbrances for the halls of the winegrower's operation?
- Why should a joint plot be formed? I would solve that with easements ...
- Is a garage directly on the street permitted?
