That doesn't help you if you stretch a narrow kitchen even longer so that it doesn't promise ergonomic workflows. You want a bit more comfort, at least you should plan for the fact that technology doesn't stop at kitchens and over the years one or the other device will find its way in. My grandma also praised her washboard and later still wanted the washing machine ;) Although I don't think it makes sense to discuss a ground floor layout without an upper floor (it IS also not sensible), here is a sketch for a good size ratio of living room/kitchen. By the way, it is quite noticeable where the staircase is better placed than by the dirt area door - namely where I marked the AB.

I think that, as already written by , you should consider the property, house, and garage as one to achieve a really good result. Otherwise, you try to piece together puzzle pieces from different games. That is of course not so easy. On the topic of regional providers and costs: Some carpentry companies are excellently standardized and process-optimized for house construction, very competitively priced, and also deliver turnkey if needed. The same probably applies to solid builders, although I have less insight there. On the topic of costs in general: It is often sensible not to fixate on a certain size in sqm, but to invest brainpower in the best floor plan for family life on the property. This can save building mass and thus construction costs. Here too, looking regionally is worthwhile.

With regional providers, you often have to look closely at what is included. With our provider, many things were included that others list as customer responsibility, such as construction site toilet or waste disposal. There were no "planned" hidden costs. Even an insurance package was included, covering residential buildings with elemental insurance for the first year. In addition, prices, for example for tiles, were set so that we could choose 95% of the tiles in the tile studio without extra charge. Spontaneous additions on the construction site went directly through the craftsmen and not through the general contractor. We learned that the supposedly expensive provider was not more expensive at all and offered a lot in return.

Just asking stupidly ... top of the plan = north ... so why the statement "garage in the east ...."? As drawn .. I wouldn't find that so bad .. and then you can start thinking about the floor plan. You don't have to place privacy screens for the seating area at the property boundary, but can cleverly arrange them around the seating area.
