That doesn't make any sense at all, if the seller isn't stupid, he will always say there is a better offer and play the interested parties against each other.

Make an offer that represents your final word and say so as well. Internally, however, I would already start to say goodbye to the property.

With such a wording, I am a bit afraid that they will then try to get even more from us, since we apparently have it if there is still room. It is quite possible that we will not get it. It is really impossible to estimate how many competitors there will be, some of whom are probably so desperate that they will offer far above the standard land value. Fortunately, we do not have that pressure. Nevertheless, I think we are in a pretty good position since these are prices that not many can pay.

You haven't been into the topic for very long, have you? No offense! But unfortunately, the prices are as they are because there are still enough people who apparently can pay. When I read "standard land value +25%," I fear the property will go for much more. As I said: standard land values currently don’t work in heavily overheated regions anymore. My experience! The surcharge was also tough for us, when you think you have a decent amount available and then gradually realize you don’t really get much for it... :-(

Price is not everything. Also make it clear that the process is straightforward. So that you clarify that the money will quickly be on the table, because you have the cash available or a confirmation from the bank that everything is good in Cambodia. For some, this is also important; instead of going through a hassle with a 100% financing.

According to Boris Hessen, the values are from 01.01.2018. Better than with us in BY, where the values are still from 2016.

According to [Bodenrichtenwerte] from 2016, plots cost about 500€ here. The latest offers spoke of "min. 800" or rather 1000€. It's crazy at the moment.

I would make a one-time offer with a deadline.
