How to best finance €100,000 for house construction?

The construction costs have doubled in 17 years, you just shot that from the hip!? In my comparisons, I calculate with 50-60 percent. The house is supposed to be built in S-H and have about 120m2.

What nonsense. From 2000 to 2016, construction costs rose by 49%. You can read about it in the February issue of Spiegel. There was also a nice graphic showing how the 49% is divided. Only 18% is due to energy saving and changed standards. The rest are general increases (31%); and at the same time, general living costs rose by 25%.

So we are far from construction costs themselves having "easily doubled." Maybe it feels that way to you? After all, your expectations have probably risen.

In general, the desire for significantly more square meters per resident; the desire for more comfort (e.g. KNX; controlled residential ventilation; raffstores; etc.) constitute a large part of the perceived price increase.

But if you do not take this into account, you are comparing apples and oranges.

Increases in land value as well as increases in property transfer tax are a different matter altogether.

Okok.. the doubling was "off the cuff".. didn't feel like looking at the statistics beforehand. Then it's just 50% + technically more demanding construction (e.g. nobody builds today without electronic shutters or underfloor heating).. whatever. 120sqm ready to move in still doesn't exist for 160k and I seriously doubt even 100sqm. Everyone can of course gladly lie to themselves

That's right. Even moving a wall costs extra.

However, it is supposed to be that everyone has different requirements.
And therefore, everyone also has the right to build the basic house according to their budget. Whether someone is happy not to have an outdoor faucet or to equip their "wellness oasis" only with a shower curtain, I don’t know. The original poster apparently does.

Personally, I would rather make an apartment nice and spend the kids' free time on outings than with gardening.
