Watch out, it's hilly there, the standard earthworks probably won't be enough, with us in OH 7100 it was extra because of about 90 cm slope across the width of the house. In front, it went up 45, in the back 45 into the slope, five meters away from the path. It needed some extra fill sand and some soil removal, plus a few excavator hours, but those were cheap at 300,-. He had said 6900 before, so it wasn't really surprising.

Have you considered that you have to include the imputed rental value as income in the maintenance calculation?

Family law is unfair – you can't be cautious enough!

about the construction company: Team massiv is currently building some houses in our area. the speed is not exactly lightning fast (2 months from foundation to topping out ceremony / compared to kage with 3 weeks) but still somewhat reasonable. they are affordable and all neighbors who built with them were satisfied in the end. the houses get finished, which is important (not every house gets finished ^^ ) eco house is also an option, as you already said. I like the sample exhibition that you can visit beforehand. there is also pde Bau, but I can say little about it. they were kicked out immediately in our case. with a bit more money, kagebau is certainly a good choice. fast and neat. in the end they are hardly more expensive, since they honestly calculate from the start and don’t charge for every little thing after the contract is signed. however, their energy standard is set high. affordable and no need for KFW: Team Massivhaus, where KFW is extra. for €160,000 you can get a nice 1.5-story single-family house there with some extras (+ all additional costs, land etc...., as you listed).

In our family, people have also built massively with Team. However, in 2012. The house is quite okay, was almost free of defects, and despite the upgrades, inexpensive. 140 sqm house with a captain's gable and red clinker bricks, gas plus solar, 240 including land and additional costs. And garden, etc. The house itself only 150. Now it is 2017. Team massiv is supposed to be fully booked beyond capacity. No wonder, they have a good reputation and are still very cheap. That is among other things why I was deterred from building with them. After all, you want to be finished sometime.

Maintenance, pension equalization, etc. are all settled.
Regarding the developers: PDE is dead to me. I have read few positive developer reviews about this company, to put it mildly. ECO is good, but as I said, if you need the extras, it’s really a good offer. With Team, as my predecessor already said, it’s a test of patience. Team themselves mention 15 months. I am very grateful for your contributions. They help me move forward...
