They do - because anyone who wants to move in NOW cannot buy a rented property. And I was just recently involved live in a process regarding personal use, where the realtor actually advertised the apartment as "For rent or personal use" and the buyer had not read the current lease agreement stating that termination due to personal use is excluded. Even if it is not stated: If I need a roof over my head now, a currently rented property simply falls out of the search.

What I am currently seeing is a partially even declining ownership purchase price while rents here are still rising even more drastically than they already were.

Hello, here’s the update after almost a year:
We received an appraisal from a real estate agent commissioned by the landlady: He is asking for a selling price of about 700K EUR (value already reduced by 15% discount because it’s rented). When I query the Spardose property valuation tool, I get a value of about 650K EUR. So much for the crystal ball comparison. My 5% rental yield... well, let’s just say: luckily I never said that out loud. Also thanks to you :D

The current situation is that the landlady asked us once if she could do some cosmetic repairs before the sale, but now apparently can’t get any craftsmen for it and is thus postponing the sale again and again. That’s fine by us. Doesn’t seem that urgent.

The time has really helped us to clarify whether we want to stay in this house or not. Ultimately, the too small garden is probably the exclusion criterion for us. Since then, we have been diligently searching for a house with a bigger garden or a corresponding building plot. If it’s not going to get cheaper, it at least may be closer to our wishes.
