How much more does one pay for "fixed price"?

Man, man... there’s so much to watch out for and how careful you have to be. Why do most companies want to rip you off like that? *shakes head* (Rhetorical question, I can already guess: Money rules the world.)

In 2018, we looked at a turnkey property including land from a developer. The land actually belonged to the developer, and he had already started building. The price for the turnkey semi-detached house was 289,000 euros. After we realized that there was a small gap between what we imagined as turnkey and what the developer understood by that, we calculated with him how big this gap actually was.

We came to about 50,000 euros in additional costs (excluding costs for bathroom upgrades).

Often there are terms like Ausbau- (...1, 2, xy), schlüsselfertig, bezugsfertig, etc. Unfortunately, none of these terms are clearly defined, which often leads to misunderstandings and unpleasant surprises. The most comprehensive offer I received was from Schwabenhaus. It really included everything except for outdoor facilities, kitchen, and lamps. It was also the highest fixed price, but when you add everything up, it wasn't that expensive in the end. In the end, I didn't like the construction method and the plots of land that were advertised weren't all available in the end. But in terms of equipment, they were really the most complete: house with controlled residential ventilation and air-water heat pump. Q3+ painting fleece and painting electric roller shutters with "smart" control. Probably actually an app; to what extent it was really smart remains to be seen. Tiles in wet rooms and laminate in the rest.

Well, often it’s not just the obvious things like floor coverings, Q3 walls, or the scope of the electrical installation that are decisive and important, but what is hidden and built during the process is much more important for the final product and, of course, also the price.

Namely things like the wall construction, amount of reinforcement in the concrete components, foundation construction, etc. here a lot can also be saved for the GÜ if only the minimum is offered, which the layman hardly notices.

That way, people can be enticed with floor coverings. But savings are then made on the substance.

In other words, you always have to compare the building service descriptions in detail and identify the differences. It is not uncommon for a house without floor coverings and only Q2, etc., to be qualitatively higher than another one that then has everything including in the building service description.

Then the price applies to the bare house. You can add 1/4 for finishing standards (including technology), plus incidental building costs, outdoor facilities, painting work, and floor coverings, unless included in the offer. The plot would be exclusive. Construction companies normally do not buy plots; if anything, they mediate or offer mediation. It's not quite that bad. Most general contractors or construction companies are reputable, they just use the possibilities of the market.

It should by no means give the impression that all home providers operate with the described questionable trick - this only applies to the majority of those cases where it is, to put it mildly, "unclear" whether the price includes the land. Reputable developers sell "land with house" openly and clearly (and do not pretend to act as if they are doing this from separate parties).
