How much financing? Realistic budget?

Really? When I was 12 (my sister 6), we lived with my parents for a year in one room because financially it wasn’t possible otherwise. I still completed a degree, got married, and now my wife and I can afford a house. We have been living with our child in a 70sqm prefabricated building for 9 years. It works perfectly. You shouldn’t come with 100 € and ask for a Mercedes at the car dealership. Maybe just lower your expectations and stay grounded. Don’t risk the parents’ property, but build something YOURSELF.

So, like others here, I see 140sqm with a basement on a slope for 550k.

Your net income will drop to €3400 if you only work 50% with children.

How is that supposed to add up?

So: live for free with your parents for quite a while and save.
You can even live with a baby in 50sqm.
And then in a few years build 140sqm without a basement on a plot without a slope.

Or even better, buy an existing house.
I also don’t understand why existing houses are so expensive and your plot is almost free? It can hardly be a good plot.

As bitter as it is:

Unfortunately, not everyone can afford a house in the current market situation... It used to be different:

low - middle income --> building a house - fits! You can do it!

Today, due to the current market situation and partly high demands of today's society: below an average income (total of 2 people - so about 5k net and still equity for ancillary construction costs) you unfortunately cannot think about a new build. Of course, this is a very generalized statement, but I think you can roughly say it like that.

Unfortunately, you do not have a secure (due to self-employment) and also not a high combined income, so I currently do not see a new build here either. You are still young, that is your advantage, meaning you can still repay for a very long time... However, that does not help you if the monthly installment consumes you...

With your plans, you will never come under 500k in total!! Here you would have to easily manage a monthly rate of €1,500 (or rather more). You plan for 2 children - so one income will be lost temporarily - you have no reserves to absorb that - thus you will most likely no longer be able to service the loan.

I would advise you to consider a smaller condo, an existing house, or a larger, more affordable rental apartment for the next few years...

Probably because apples and oranges are being compared again: existing properties cost a lot "on site," the plot of land is about 45 minutes driving time away. I would look for existing properties somewhere in the middle. But of course, it’s not as fancy as a new build. Reminds me a bit of the influencer from Berlin here, who ultimately understood that income and life are not compatible with the salary and pregnancy.

The whole discussion is theoretical anyway. There will be no financing for the project. Your way into the house can only be through the cheapest existing property with a lot of personal effort afterwards. Alternatively, a (compact) condominium or a larger rental apartment remains.

And even with the "cheap" existing properties, more and more premium prices are being asked for. A purchase might still be possible, but then you live with an oil heating system from 1965. The credit limit is no longer enough for renovation..

Ultimately, one can only say - keep earning money, saving, looking for a good location for work & life, and scouting for an apartment with a garden for the first child. Maybe the market will shift a bit in the next few years, if not, it doesn't matter anyway - the entry barrier is already too high. Very sad, but that is the general situation.
