The dimensions of the house are 10x8m. I don’t know how the setback distances are calculated.

The costs are probably due to stones, insulation, and plaster, as well as reinforced statics. But as I said, they want to calculate more precisely again. But if I convert it roughly, 230 house, minus 30 basement, makes 200. So far I have 4.20m... so roughly 5x80cm=5x9000=45000. So the interior fittings cost 150,000. I think that is already in proportion, right?

The surveyor himself confirmed to us that he does not have to measure, but he probably draws the construction plans? So the 500 do not go to my general contractor, but to the surveyor and [BA] for a change (and that might even be free).

I think it could work out, 9000€ for 80cm. If you break it down as stupidly as I do.

Hello,

These are the areas where you have to keep a distance from the neighbor, usually 3.0 m on both sides. An exception is the party wall in a semi-detached house – here, the semi-detached partners usually sign a mutual neighbor approval. For example, if your garage casts a shadow on the other side due to its height that exceeds the valid limits, approval from the affected neighbor is also required. Therefore, I don’t understand why the setback areas have to be recalculated just because of a simple knee wall increase, unless you are illegally building a cathedral instead of a garage.

I actually can’t imagine the statics, but whatever – I don’t know the implementation or your plans.

For a house of the size 10 x 8, the following calculation applies: 10 + 10 + 8 + 8 times price “X” per cm height and running meter; so 36 times “X” (price your general contractor sets) times 80. Assuming we set “X” at €3.10 per cm height and meter, the following calculation results: 36 times 3.10 times 80 = €8,928.00 extra cost for an 80 cm continuous knee wall increase. Whether this surcharge is realistic I can’t judge, as I neither know the stones used nor the equipment of your general contractor.

The structural engineer probably has to recalculate everything and currently wants the full price for it. We apparently have a problematic living room 7.7m x 4.5m
