Aside from the fact that it absolutely does not make sense to me why your surveyor has to be active again – what is happening?

You are exchanging two dormer gables for a continuous knee wall 80 cm higher: more bricks, more plaster or ETICS, depending on which wall construction you have chosen. The width of the dormer gables you specified tells me that one probably cost around EUR 5-6K – depending on the equipment, so we are talking about a credit in the range of EUR 10-12K. Do you really think that 80 cm more knee wall can cost that much?

And regarding the building permit, I already wrote to you that you should ask the official whether you can exchange the floor plans, elevations and section; usually they are willing to negotiate. And if not, we are talking about roughly €100 more fees for an amendment in the worst case. Regarding the building permit/amendment, your general contractor has to fill out paperwork and provide you with a new invoice for reductions/increases. So all quite easy ;)

Well, this is all a quick decision. We only found out yesterday that she’s backing out and that this opens up the possibility. If I get credited money, even better. That way I have more space. I also don’t understand what such a big change for the BA is supposed to be, but clearance areas probably have to be redone. I have to wait and see what my main contractor says about it. New plans are supposed to come in this evening.

So, the plans have arrived. Unfortunately, with the eaves height of 5m, there is no space to place the windows at a normal height on the upper floor. So we have to continue making some kind of change to the roof shape. Something like a mini dormer. What options are there for that? And it must not be more expensive price-wise.

So, I have bad news. Since the dormers have to stay, the increase would cost 9000€ after a first rough calculation. It’s about 80cm. Is that OK? They are still trying to make some adjustments, but I don’t know if it’s worth it to me. The surveyor actually has to come again because he creates the site plans. But these planning and [BA] costs are only about 500€.

So the surveyor only draws the site plans?
Does your setback area change at all due to the roof height increase? (Hard to say, since I don't know your house.)
But he doesn't have to survey anymore... if at all, only draw.

Are you building a semi-detached house with the dimensions of a detached single-family house, that is, above 10 x 10 m external dimensions?


I confess that I still do not understand why the surveyor has to come again – maybe you should explain once what kind of house you are building with which dimensions and boundaries. So far, I have assumed a semi-detached house and the setback areas should actually not change; as they are mostly specified by the building authority within a narrow framework; it is clear that the floor plans and elevations will change.
