How long does it take to build the house? 1 year?!

Hello,

we want to build a house and have just purchased a plot of land. The notary contract is signed, money paid, and the deed is here.

Yesterday we visited a prefabricated house supplier. They told us it takes about 12 - 14 months after the building permit approval until the house company even starts building. And that would be the same with all suppliers.

Is that true? We definitely do not want to wait that long. Are there other ways to get into your own house faster?

If it is important: the plot is in NRW, in the Oberbergisches Land.

Sweetheart, you are funny! That is not in your hands, you should have done the homework (if it had been possible) beforehand. How long have you already had the property?

If you haven’t taken care of a contractor until now and haven’t signed a contract, then every general contractor, whether building with solid construction or with prefabricated elements, will put you at the back of the line and the time frame is indeed in the range mentioned.

No, there are no other ways to get into the house faster; the order situation is just the way it is right now.

Don't just look at prefab house providers, they simply take the longest. The name suggests something else, but only the assembly is fast, within 12 months.

As Zaba already wrote... in terms of the sequence, you approached the whole thing somewhat incorrectly.

Assume that the planning phase will cost you half a year (but it can also be a whole year or longer if things go badly). (Planning, permits, etc.).
If you build massively, you will need 10-14 months from then on. If you go towards a prefabricated house, the construction phase is a bit faster, but since the order situation is as it is, you will only get to it in 12 months or even later.

It always depends on their workload.

The important thing is, how far along are you in your planning? Until you sign the contract with the construction company, it takes time; the building permit takes time, and then the company has to have the capacity. If something unforeseen comes up during the building permit process, everything can quickly be delayed by a few months.

But yes, it can definitely be faster with a local construction company.
